First: is the wall actually load-bearing?
Some walls carry floors, roofs, or lateral loads; others just divide space. Orientation relative to framing, what sits above and below the wall, and the original drawings all inform the answer — but framing direction alone can mislead, and walls sometimes do double duty as shear walls even when they carry little gravity load. An engineer's review settles the question before demolition does.
What replaces the wall
Beams can be installed below the ceiling (dropped) or within the floor framing (flush). Flush beams preserve the ceiling plane but require more coordination with existing joists — the choice is architectural and structural at the same time.
- A beam — wood, engineered lumber, or steel — sized for the loads the wall carried
- Posts at each end, with a continuous load path to the foundation
- Footings or foundation checks where the new point loads land
- Lateral-system compensation if the wall was also resisting wind or seismic loads
The process, start to finish
- Engineer confirms the wall's role and gathers field dimensions
- Beam, posts, connections, and footings are designed and drawn
- Plans are submitted for permit where the jurisdiction requires it
- Contractor shores the structure, removes the wall, and installs the new framing
- Inspections occur per the jurisdiction; the engineer can observe key stages when included in the scope
Budget and schedule realities
Cost depends on span, loads, beam type, finish repairs, and what the existing structure turns out to be — not just wall length. Building in time for engineering and permitting before the contractor's start date keeps the project orderly; discovering a bearing wall mid-demolition does the opposite.
